'Because of the breadth and depth of our team, we have a number of unique processes, and one of those is our deep understanding of legislation and compliance. Now, compliance normally sets a minimum standard, and it's there to guide people who don't really have the knowledge to interpret the laws and their implementation. What we do at CCTech for any new project, especially in pre-clinical, is we write our own code of practice for that building, and then we send that to the regulator, and we say where we're going to be compliant and where we're not going to be compliant. And on the areas that matter we normally lay out how we're going to far exceed the compliance requirements, and in areas which don't affect the facility, the staff or the operation, we say we're going to be non-compliant, and by taking that approach, we can reduce the energy.
'Taking this step at the start of the project enables the right sizing of ductwork, AHUs and chillers. By taking our approach, where we condition different elements in the same room to different levels, we can really reduce the amount of chiller capacity and reduce the overall energy use.
'Making this early in the process gives really big savings. Generally, people are too frightened and nervous to do this, and this includes designers and contractors because in their professional indemnity they want to be compliant, and compliance is very important. But we can help take responsibility for that with the onus of the building and then guide design teams and contractors to a path that's really sustainable over the longer term.'
